Dilapidation Survey
A dilapidation survey is a detailed inspection carried out to document the existing condition of a structure before nearby construction, demolition, or excavation works begin. The survey records visible defects, structural features, and any existing damage that may be present. This provides an objective record of the building’s condition at a specific point in time.

The Process

The structure is inspected by a qualified surveyor who documents visible defects such as cracks, movement, or deterioration. Photographs and written descriptions are recorded throughout the survey. The findings are compiled into a structured report that clearly records the condition of the building prior to surrounding works.

The Reason

Construction activity such as piling, excavation, or demolition can sometimes cause vibration or ground movement that may affect nearby structures. A dilapidation survey provides a baseline record that helps distinguish between pre-existing damage and any changes that may occur during the project.

The Application

Dilapidation surveys are commonly carried out before major construction works, infrastructure projects, demolition, or excavation near existing buildings. They help protect both property owners and contractors by providing clear documentation of the structure’s condition.
